Village Site

The zero carbon village "The Willows" is planned for Leduc County, about 20 minutes south of Edmonton. The site being considered borders on a lake and currently includes both farmland and forest. Site size is approximately 220 acres.

Village Concept

The Carbon Busters® village concept emphasizes community living in harmony with the natural environment. A significant portion of the site will be set aside as a nature reserve, about one third of the property will be retained as farmland (community farm and community gardens), and the remaining one third of the land will provide building lots, common recreational facilities and infrastructure.

Initial plans call for the construction of 260 residential units comprising a mix of single detached homes, townhouses and low rise condominium apartments. These will be complemented by community buildings, including a community hall containing recreational facilities, a wellness centre, a community kitchen, cafe , and woodworking and metalworking shops. In addition, the design calls for a commercial area for green businesses as well as other commercial services.

Lot sizes for detached dwellings range from 1/4 to 1/2 acre. This will allow for extensive common areas, including playgrounds, playing fields, walking paths and a natural swimming pool. Individual homes will range from 1,290 sq. ft. to 2,900 sq. ft. while condos will be available in sizes from 790 - 1,200 sq. ft. Townhouse units will comprise 1,200 sq. ft.

The community layout is designed to minimize contact between pedestrians, cyclists and motor vehicle traffic and is people rather than vehicle oriented. A network of paths for pedestrians and cyclists will tie the residences together and link them with the community hall and central features of the village. Landscaping will be focused on permaculture featuring edible landscaping as well as native plants with low maintenance requirements.
